Presenting your Property

Your interior decoration may substantially affect the level of rent achievable on a property. Whether currently your home or a dedicated rental investment, take advice from us so to ensure the decoration chosen is suitable for the market.

Ensure flooring/carpets and walls neutral.
Paint finishes are easiest to maintain.
Good curtains/blinds (expected even if unfurnished)
Kitchens equipped with white goods (oven, fridge/freezer, washing machine, even if unfurnished)
Bathrooms should have good quality fittings to include showers. 

An empty property should include floor coverings, curtains/blinds and white goods.
The rent ultimately achieved for an unfurnished property may be similar to that of a fully furnished property.

Often regarded as a property ready for immediate occupation. As above with the addition of bed/s (where necessary), sofa, dining table (and chairs) If you are unsure request written confirmation of items (additional items by negotiation)

Presentation tips

Clean, crisp and uncluttered properties are most suitable for the letting market.
Neutral colours are best.
Choose fabrics and furnishings that can withstand reasonable wear and tear.
Furnished items should be easily replaceable.
Supply a few simple accessories such as fresh flowers.
Gardens/terraces should be well maintained.
Professionally clean the property.
Keep the property well ventilated.
